Pre-Listing Leads for Large Brokerages

Roll out pre-MLS inherited-home outreach as a brokerage-wide channel that any agent on the roster can use, with brokerage-level pricing and attribution.

Brokerages — particularly mid-size and large independents and the franchise affiliates of major brands — face a recurring tension: the brokerage's brand is the marketing asset, but lead generation typically happens at the individual agent level. Each agent buys their own portal leads, runs their own farming, pays their own dialer subscription. The brokerage doesn't see the data, doesn't own the attribution, and can't standardize the agent experience.

Pre-listing inherited-home outreach is one of the cleanest categories to run at the brokerage level rather than the agent level. The data acquisition happens once at the county level. The branded postcards can ship from the brokerage's brand (or from individual agents' brands within the brokerage). The leads can be distributed by territory, by agent specialty, or by a round-robin. The brokerage owns the subscription, the data, and the attribution.

How Brokerages Roll Out Pre-MLS Across Agents

The typical brokerage-level deployment looks like this: the brokerage subscribes to PreListingPro for a multi-county territory (e.g., 8 counties across two metros). Each county is assigned to a specific agent or a small team within the brokerage. Pre-listing leads in that county's territory route to that agent's dashboard. The agent runs the inbound conversation and takes the listing presentation. The brokerage retains the standard commission split with that agent.

Brokerages typically pay 30-40% less per county at scale than an individual agent would because of volume pricing. A brokerage subscribing to 8 counties typically pays $250-350 per county per month rather than the individual-agent rate of $499. The subscription is a recurring marketing expense at the brokerage level and is recoverable from the resulting commission flow in roughly 1.5 to 2.5 listings per county per year.

Why Brokerages Don't Push Pre-MLS to Individual Agents

Asking each agent to subscribe individually fragments the territory (two agents in the same brokerage might end up paying for overlapping counties) and produces brand inconsistency (each agent's postcard reflects their personal brand rather than the brokerage's brand). It also produces no brokerage-level data: the brokerage cannot see which counties are producing, which agents are converting, or where to invest more marketing. Brokerage-level subscription solves all three problems and standardizes the agent experience.

Pre-MLS as Agent Recruitment and Retention

Brokerages that subscribe at the brokerage level can offer pre-MLS lead access as a recruiting incentive ("join our brokerage and you get 1 to 3 counties of pre-MLS data assigned to your territory") and a retention tool. The cost per agent is low enough (typically $50-100 per agent per month if amortized across the roster) that it functions as a meaningful perk. The leads themselves are higher quality than most brokerage-provided portal leads because they are pre-MLS and exclusive to the agent assigned to that territory.

Standardizing the Brand While Personalizing the Mailer

Brokerage-level deployment lets the brokerage set brand guardrails (postcard template approved by marketing, logo placement, color palette, compliance disclaimers) while letting individual agents personalize the signature, agent photo, and call-back number. This is the model the strongest brokerages have used for direct mail for decades — brand-controlled template, agent-controlled signature line — and PreListingPro's template engine supports it natively. The brokerage's marketing team configures the template once. New agents inherit the approved template on day one.

The Math, On One Slide

Pre-MLS inherited-home outreach: branded postcard ships within days of the probate filing, lands in the heir’s mailbox before any other agent. Pricing per county is configurable. Heir conversations route to your phone or inbox. Conversion happens in months 4-12 depending on the state’s probate timeline.
