Pre-Listing Leads for Listing Specialists

Convert from generic farming to event-based pre-MLS outreach without losing the brand consistency your existing farm produces.

Listing specialists are the agents in any given market who close 25 to 60 listings a year and have been running the same farm for 5 to 15 years. They know the math: a 2,000-home farm at 4 to 8 sends a year costs $8,000-16,000 in postage and printing and produces roughly 6 to 12 listings a year — a respectable 0.3-0.6% conversion rate that justifies the spend.

The opportunity is to layer event-based pre-MLS outreach on top of the existing farm without dismantling the farm. The farm produces consistent brand presence at modest conversion. Pre-MLS produces high-conversion targeted outreach at a moment of decision. The two channels stack cleanly: the farm earns the brand recognition, the pre-MLS postcard arrives at the moment the heir is making the decision and recognizes the listing specialist's name because they've seen the farming postcard a dozen times.

Why Farming-Only Is Leaving Money on the Table

A 2,000-home farm in a typical suburban market produces inherited-home turnover at roughly 1-2% of the farm per year — 20 to 40 inherited homes among the 2,000 farmed addresses. The listing specialist running farming-only catches roughly 10-25% of those inherited-home conversions, mostly through brand-recognition luck (the heir saw the postcard and called when they decided to list).

The other 75-90% of inherited-home listings in the farm go to other agents — typically agents who showed up first with a targeted outreach, or referrals from estate attorneys. Adding pre-MLS outreach catches those: the listing specialist's name is already familiar from the farm, and the pre-MLS postcard arriving days after the probate filing is the trigger that gets the call back. The compound effect is roughly 2-3x the inherited-home conversion rate from the same farm.

Stacking Pre-MLS Inside an Existing Farm

Configure the pre-MLS postcard to use the same brand colors, the same agent photo, and the same callback number as the farm. Heirs receive both: the recurring farming postcard (every 6-8 weeks, generic content) and the event-triggered pre-MLS postcard (60 days after the probate filing, specific to their inherited-home situation). Brand consistency matters here. The heir who has seen the farming postcard 12 times and then receives a pre-MLS postcard for the specific home recognizes the brand immediately. The conversion rate on a pre-MLS postcard within a familiar brand context is significantly higher than a cold pre-MLS postcard from an unknown agent.

Specialty Filtering for Listing Specialists

Senior listing specialists typically have a specialty: luxury, mid-tier, condos, single-family detached, age-restricted communities. PreListingPro filters allow the agent to set minimum equity floors ($500K-1M for luxury), property type filters, age-restricted-community filters, and so on. The listing specialist only sees the inherited-home pre-MLS leads that match their specialty. This dramatically reduces the inbound qualification burden — every lead in the dashboard is a fit for the specialist's typical listing.

When to Drop the Farm Entirely

Some senior listing specialists, after 12 to 18 months of running pre-MLS in parallel with the farm, decide to drop the farm. The pre-MLS channel is producing 2-4x the inherited-home conversions of the farm at one-tenth the postage cost. The farm's broader brand-recognition benefit is real but no longer pencils out against the targeted event-based math. Most don't drop the farm — the brand presence is worth the cost — but the specialists who do typically reinvest the savings into a second or third county of PreListingPro coverage.

The Math, On One Slide

Pre-MLS inherited-home outreach: branded postcard ships within days of the probate filing, lands in the heir’s mailbox before any other agent. Pricing per county is configurable. Heir conversations route to your phone or inbox. Conversion happens in months 4-12 depending on the state’s probate timeline.
